Final Title Insurance Policy Production and Post Closing Services

Since 2004, I have been preparing final title policies in the tri-county area. My services include picking up the closed loan files, recorded documents, and policy jackets. I prepare the documents and make the appropriate copies. I confirm the requirements regarding satisfied mortgage(s)/lien(s) – if any, have been met. I then return the files to your office with the original policies and recorded documents ready to be mailed to the appropriate party.

My services are billed on a per policy basis as follows:

  • Final title opinion$25.00 *
  • Lender's title policy/Owner's title policy$25.00 *
  • Transmittal letter returning original recorded deed/mortgage only$25.00 *
  • Preparation Mortgage Lien Affidavit/Satisfaction (to be signed by attorney)$5.00 *

* Includes the following:
  • Transmittal letter and envelope returning original recorded document(s) and/or opinion/policy (if applicable).
  • Confirming requirements indicated in commitment have been met pertaining to satisfied mortgage(s)/lien(s). If the lien has been satisfied the recording information will be noted on the commitment and/or a copy of the recorded document clipped in the file. If the lien has not been satisfied and a Mortgage Lien Affidavit is appropriate, one will be prepared for a fee of $5.00. Any additional work necessary to confirm requirements have been met will be noted on the file upon its return to your office.
** Confirmation that the appropriate check or wire has been negotiated representing payment in full of the respective lien is the responsibility of the client prior to recording the same.

All copy paper, envelopes and mailing labels for documents not requiring company letterhead will be provided. All transmittals will be returned ready for mailing. Postage can be affixed at client’s request and will be included on invoice for reimbursement.

Policies will be reported to title insurance company upon request at no extra charge. Upon approval from title insurance company, policies will be signed by Christie R. Holderness, S.C. Title Agent License No. 408606, upon request at no extra charge.

Payment is due 10 days upon receipt of invoice.

Note: Average turnaround time for returning documents/final policies from date of pickup to mailout date (or return to client) is 7 business days. Expedited processing available (48 hours or less) for additional fee.

CONSULTATION SERVICES: Consultation services include, but are not limited to, reading a title abstract, preparing the title commitment or preliminary opinion letter, preparing documents for recording, preparing final title insurance policy and/or final opinion letter, and recording release/satisfaction of mortgage, UCC, etc. Consultations will be customized to address the specific needs of the attorney’s office/staff and is billed at an hourly rate of $75.00 per hour.
